Wide Coverage

A reliable plumbing system is the circulatory network of any building — delivering clean water where it is needed, removing waste efficiently, and protecting occupants from the health risks of cross-contamination, poor drainage, and water damage. Bright Line Gulf provides comprehensive plumbing installation and maintenance services for residential, commercial, and industrial clients across Saudi Arabia and the GCC. Our licensed plumbers bring technical precision and regulatory knowledge to every project, ensuring that plumbing systems are installed to code, tested to standard, and commissioned to perform reliably for the building's operational lifetime.

Our plumbing capability covers the full range of building water services. Cold water supply systems designed for adequate pressure and flow at all outlets, hot water systems using centralised or zone-based heaters with appropriate temperature maintenance to prevent Legionella growth, drainage and waste piping designed for self-cleansing velocities and adequate venting, sanitary fixtures selected and installed for the project's occupancy and usage intensity, and firefighting water systems including wet and dry risers, hydrant systems, and hose reels installed to NFPA 13 and local civil defence requirements.

We also specialise in the installation of pump rooms and booster systems for high-rise buildings and large commercial complexes where municipal water pressure is insufficient to serve upper floors without mechanical augmentation. Our engineers size pump sets, pressure vessels, and control systems to match the building's peak demand flow rates, ensuring consistent water pressure and flow at every outlet regardless of simultaneous usage patterns. Variable speed drive pump controllers reduce energy consumption during low-demand periods, contributing to the building's operational sustainability targets.

Maintenance is as important as installation in plumbing system performance. Bright Line Gulf offers annual maintenance contracts (AMC) for plumbing and drainage systems, covering scheduled preventive maintenance visits, drain jetting and cleaning, valve exercising, pump inspection and servicing, water tank cleaning and disinfection, and 24-hour emergency call-out for burst pipes, major leaks, and drainage blockages. Our maintenance clients benefit from priority response times, discounted repair rates, and documented service records that support building warranty compliance and health and safety audits.

Scope of

Scope of Work

Cold Water Supply Systems

Design and installation of complete building cold water supply systems from the incoming municipal water connection at the building boundary through the internal distribution network to every outlet point. System design addresses the key performance requirements: adequate residual pressure at the highest and most remote outlet under peak simultaneous demand flow conditions; safe flow velocities to avoid pipe erosion and water hammer; adequate storage capacity in roof or ground-level tanks to cover supply interruptions; pressure reducing valve stations to protect low-pressure fittings in lower floors from excessive static pressure; full isolation capability at zone, floor, and individual branch level; and UPVC, PPR, or copper pipe material selection appropriate to the water quality, operating pressure, and installation environment.

Hot Water Systems

Centralised and zone-based hot water generation and distribution systems designed for reliable delivery temperature, energy efficiency, and Legionella risk management — a mandatory consideration in commercial and institutional buildings under Saudi health authority requirements. System types include central gas-fired storage water heaters with recirculation loops maintaining circulation temperature above 60°C throughout the distribution system to prevent Legionella proliferation; zone-based electric instantaneous or storage heaters for remote areas where recirculation is impractical; solar thermal collector arrays with gas or electric auxiliary heating for energy efficiency targets; and point-of-use electric water heaters for isolated outlets. Tempering valves at delivery points protect users from scalding while the system distribution temperature is maintained at the bacteriologically safe level.

Drainage & Sewage Systems

Complete building drainage installation covering soil stacks, waste pipes, vent pipes, underground drainage, grease management, and connection to municipality sewer or on-site treatment system. Drainage design follows hydraulic principles to achieve self-cleansing flow velocities in all pipe sizes and gradients, with adequate venting designed into the system to prevent trap siphonage and maintain the water seals that block sewer gas from entering occupied spaces. Specialist drainage provisions include commercial kitchen grease interceptors sized to restaurant Health Authority capacity requirements, oil interceptors for car parks and workshops, sand traps for construction and industrial site drainage, and clinical waste drainage for healthcare facilities with the appropriate drainage material and gradient specifications.

Firefighting Water Systems

Complete firefighting water system installations designed and installed to NFPA 13, NFPA 14, and Saudi Civil Defence requirements, covering the full range of active fire suppression and firefighting water supply infrastructure. Wet pipe sprinkler systems for offices, retail, warehouses, and hotels; dry pipe and pre-action sprinkler systems for cold rooms and unheated areas; wet and dry standpipe risers with rooftop outlets for fire brigade use; fire hydrant landing valves at ground and intermediate floor levels; hose reel systems at every floor level; fire pump room design and installation including diesel-driven fire pumps with automatic start, electric duty and standby pumps, jockey pump, pressure maintenance tank, and all associated valving and instrumentation. Civil Defence inspection coordination and final commissioning certification managed through to occupancy permit approval.

Pump Rooms & Booster Systems

Engineering design and complete installation of domestic water booster pump stations for buildings where municipal water supply pressure is insufficient to deliver adequate pressure and flow to upper floors or remote areas without mechanical augmentation. Pump station design involves calculating the building's peak simultaneous demand flow rate and the residual pressure required at the highest outlet, selecting pump sets with the capacity and pressure characteristics to deliver these requirements with adequate redundancy, and sizing pressure vessels to suppress water hammer and maintain pressure during pump changeover. Variable speed drive controllers on pump motors modulate speed to maintain constant outlet pressure across the full demand range from zero-flow standby to peak demand, reducing energy consumption during low-demand periods by 30 to 50 percent compared to fixed-speed pumping. BMS interface connections provide remote monitoring and fault alarm capability.

Water Tank Installation & Hygiene

Supply and installation of cold water storage tanks in GRP (glass-reinforced plastic) sectional panel construction, rotationally moulded polyethylene, or in-situ reinforced concrete with waterproof lining, at rooftop, podium, basement, or ground-level locations as required by the building's water distribution design. All tanks are installed with the inlet, outlet, overflow, warning pipe, and drain connections required by the water supply regulations, with insulation where tanks are exposed to sunlight to minimise algal growth and temperature rise. Before commissioning, tanks are internally cleaned, disinfected with sodium hypochlorite solution to the specified concentration and contact time, thoroughly flushed, and water quality tested to confirm microbiological safety before connection to the building supply. Annual tank cleaning and disinfection is included in all AMC programmes.

Non-Destructive Leak Detection

Specialist leak detection service using a combination of non-destructive investigation technologies to locate the source of suspected concealed pipe leaks without the time, cost, and disruption of speculative excavation or wall opening across wide areas. Our technicians first conduct a logical isolation test — closing valve sections and monitoring pressure or flow meters to narrow the leak to a specific zone — before deploying acoustic leak correlation equipment that uses the sound signature of pressurised water escaping from a pipe to pinpoint the leak location to within one to two metres of pipe length. Thermal imaging cameras identify surface temperature anomalies caused by water migration through building fabric, particularly useful for slab leaks in underfloor heating and chilled water systems. Tracer gas injection localises very small leaks that are below the detection threshold of acoustic methods.

Annual Plumbing Maintenance Contracts

Structured annual maintenance contract programmes covering all mechanical plumbing and drainage systems in commercial, institutional, and residential buildings, providing documented preventive maintenance that extends system life, reduces emergency breakdown frequency, and satisfies the building owner's duty of care obligations under Saudi health and safety regulations. AMC scope typically includes quarterly preventive maintenance visits covering all mechanical valve exercising, pump inspection and performance check, water heater inspection and thermostat verification, pressure reducing valve check and pressure setting verification, water meter reading, and visual inspection of accessible pipework for signs of leak, corrosion, or damage; annual water tank inspection, cleaning, and disinfection with water quality test certificate; annual drain CCTV survey for critical drainage systems; and 24-hour emergency call-out response with priority attendance guaranteed within two hours for active water damage emergencies.

Why Choose Us

The Bright Line Advantage

Licensed & Experienced Plumbers

The licencing and experience requirements we set for every member of our plumbing team reflect the technical complexity and regulatory accountability of professional plumbing work on commercial and industrial projects in Saudi Arabia. Every plumber holds the relevant Saudi trade licence covering their specific activities, and has completed structured training in the Saudi Plumbing Code requirements, the SASO product standards that govern approved pipe materials and fittings, and the specific hygiene and safety requirements of the building types they work in — including the enhanced infection control requirements of healthcare facilities and the food safety requirements of commercial kitchen and food production environments. Our senior plumbers and project supervisors have a minimum of ten years of hands-on experience on large commercial and industrial projects, giving them the depth of knowledge to design and execute complex multi-floor cold and hot water distribution systems, high-pressure pump room installations, firefighting water systems requiring Civil Defence approval, and specialist industrial water treatment applications with the technical confidence and site management competence that these installations demand.

Complete Water Services, One Contract

The traditional model of managing multiple specialist plumbing contractors — one for cold water, another for hot water and solar, a third for drainage, a specialist fire protection contractor for firefighting water systems, and a pump contractor for booster sets — creates coordination complexity, programme conflicts, accountability gaps, and a fragmented testing and commissioning process that delays project completion and multiplies the risk of concealed installation defects. Bright Line Gulf's integrated water services capability means your entire building water services scope — from the incoming municipal water connection at the building boundary to every tap, shower, toilet, floor drain, water heater, pump room, firefighting riser, and water treatment system inside the building — is installed and commissioned by a single team working from a coordinated installation programme, under a single contract, with one point of accountability for quality, programme, and handover documentation.

Pressure Testing & Full Commissioning Records

The hidden nature of most building plumbing installation — concealed behind walls, above ceilings, and below floors — means that quality defects in installation workmanship or pressure testing cannot be discovered after the building fabric is closed up without expensive and disruptive opening work. This is why Bright Line Gulf's quality system requires witnessed pressure testing of every piping system before walls are plastered, ceilings are sealed, or floor screeds are poured. Cold water supply systems are hydraulically pressure-tested to 1.5 times working pressure for a minimum of one hour with pressure recorded and witnessed by the project consultant's site inspector. Hot water systems, firefighting pipework, and pump room manifolds are similarly tested to code-specified test pressures. All test records, flushing and disinfection certificates, pump commissioning reports with measured flow and pressure performance data, and final water quality analysis results for drinking water systems are compiled into a project commissioning dossier and submitted to the client and consultant at building handover.

24/7 Emergency Response for Water Damage

Water damage from burst pipes, failed joints, pump failures, or drain blockages is one of the most destructive and costly building emergency scenarios — water can penetrate floor structures, contaminate electrical installations, damage finishes, ruin contents, and create health hazards from mould growth within 24 to 48 hours if the source is not isolated and the water removed quickly. Bright Line Gulf maintains a 24-hour emergency response capability specifically structured to address plumbing emergencies in commercial and institutional buildings across the Riyadh and Eastern Province areas, with on-call plumbers and emergency equipment deployed within two hours of an emergency call at any time of day or night, any day of the year. Our emergency team carries the isolation tools, pipe repair materials, submersible pumps for water extraction, and detection equipment needed to isolate the source, make safe, remove standing water, and initiate drying operations in a single emergency attendance, minimising secondary damage and restoring building operations as quickly as possible.
